The July 31 MVP — what's left, and who does it.

The July 1 target passed; the revised goal is a working MVP the brokerage runs on by July 31 — LeadSimple retired, real deals in creproperty.com, numbers you can trust. Good news from today's re-review: most of the June 12 build shipped. What remains is mostly data cleanup and two data-population fixes, not new features.
MVP definition: the team can run its real daily leasing + sales workflow in the CRM — enter deals, advance stages, track tasks, see accurate pipeline & expirations — without touching LeadSimple. Depth features (stacking plans, full lease-abstract fields, commission accounting) are v1.1, not MVP.

What shipped since June 12 ✅

Confirmed live today. Robert did a lot — the two biggest June 12 blockers (the deal card and the action-plan mess) are largely resolved.

What's still blocking the MVP 🔴

Four things stand between here and a trustworthy launch

  1. Demo / duplicate data — clean environment is LIVE. ✅ Done (as a fresh instance). A clean, empty build now stands at demo.creproperty.com ($0 pipeline, 0 deals, 0 abstracts, no "(copy)" records). The former #1 blocker is resolved — the team enters its real book on clean ground. (creproperty.com still holds the demo data; confirm with Robert which becomes the live system.)
  2. Lease-abstract expiration must populate on upload. The 161 stale "no end date" records go away with the clear — but the real test is whether a fresh lease upload produces a correct expiration that feeds the Renewal Radar. The link-to-space UI is built; verify the data coming out. The one real build/verify item.
  3. Deal values & commissions unentered. Most deals read "Inquire" / "TBD." The pipeline value and commission KPIs are meaningless until real numbers are in (a mix of a team data task and the commission calc producing the right output).
  4. False overdue tasks. The dashboard still shows tasks 30+ days overdue on real deals (145 E Stuart Rd LOI steps). Date handling on action-plan tasks needs fixing so the task list is trustworthy.

MVP scope — must-have vs. v1.1

Must-have to launch (July 31)

  • Clean data — real deals only, no "(copy)" records
  • Deal card fully working (nearly there) + values/commissions enterable and correct
  • Correct pipeline stages per module (leasing shows a stray "Buyer Shopping")
  • Tasks/action plans clean — no false overdue
  • Lease abstracts: expiration dates populate so the Renewal Radar works
  • Add-a-space works on a deal/property (basic)
  • Every team member has a working login + the same dashboard

  • Full lease-abstract depth: option counts, notice-deadline alerts, escalation schedules, source-page citations + verified toggle
  • OCR for scanned leases (if text-PDF abstraction works for now)

The Bottom Line

Is July 31 realistic?

Yes — because what's left is mostly cleanup, not construction. The deal card, dashboard, nav, action plans, and the spaces foundation all shipped since June 12. The remaining MVP work is dominated by one data purge and two data-population fixes (lease-abstract expirations, task dates), plus the team doing the un-glamorous work of entering real deals and deleting demo records.

The data clear (committed July 2) is the single biggest de-risker — it removes the #1 blocker and resets the abstract/task data. That leaves essentially one real build/verify item (lease-abstract dates on fresh uploads) plus the team living in the system and shaking out bugs — exactly the "try to break it" plan, four weeks later.
